We have a small house for sale with a sitting tenant.
This company keep texting me saying they have investors who are interested in the property.

Any help appreciated

    If you have had this house on the open market with no takers, then this company is only going to buy it if they can pay a lot less than what you're asking for now.

    But generally, the people that run these types of companies are usually liars and thieves, so best avoided anyway.

    Have you thought of selling without the sitting tenant?

    They'll start with a low but tempting valuation, and then mysteriously it will go MUCH lower just as you are about to conclude the deal... What Dryhat says is sensible advice....

    they have confirmed what we were thinking.
    We had the house up for sale without a tenant but had no takers apart from time wasters. We had drastically reduced the price but with no luck.
    When the council tax went up to 150% for empty properties we decided we had better rent it out again.

    What do you mean by 'sitting tenant'?

    This is a specific, legal term. A 'sitting tenant' is very hard to evict!

    Or do you mean a normal tenant on an AST, and you are using the term 'sitting' loosely to mean he is in occupation? If so, serve a S21 Notice, evict, and sell the property empty.

    Yes we have a normal tenant.
    Tried selling empty. See my last post

    Every property will sell at the right price. (whatever that is).

    With a tenant, a sale will be much more difficult, and the price obtained will be lower.

    A company of the type you mention will never pay the 'right price' mentioned above. They will pay the 'right price' / 2. That is how they make their profit and stay in business.

    There's no contact address on the website. The 0800 phone number is a redirect service so no clues there. Dacouch's link shows the owner of the site hiding his address (again).
    The website owner does have a profile on Linkedin. This shows that he previously worked for a company making refrigerators, as a steward at the 02 Arena and as a shop assistant in a couple of football grounds. So plenty of property expertise then.

    Are your investors incapable of using right move , zoopla etc , why do they need to register with your service , and what do they pay for your services (and why) ?
