beautiful area

Bad points:
shared hallway
smallish back garden, so an extention would be difficult
grade 2 listed
no kitchen
possible new heating system needed.

This property has been on the market for 9 months.

    Yes, if I had £400,000 in cash (unmortgable?) and another £100,000 for restoration to Grade II requirements.

    Would make a nice country weekend cottage and a change from my Chelsea appartment.

    Would you be able to get a mortgage to buy this if it has no kitchen? Need to check this out if you are buyng with mortgage. It looks like it could be a lovely home.

    It's Grade II listed so wouldn't touch it with a bargepole I'm afraid. It will take a lot of time and money to get it up to the standard I would like. I would rather go for something that just needs decorating. But, I am not you and I have had enough of 'doing' up properties now.

    As already mentioned if its Grdae II Listed it will be a money pit.You will need Listed Planning consent to carry out even basic work , this can be a very long process and expensive.There is no longer VAT relief for Listed Building work either which doesn't help.

    50% of my work is on Listed Buildings and I wouldn't touch one.Very nice Georgian Light above the front entrance.....Like that design a lot..:D

    It's a classic example of a greedy developer trying to get as many units as possible out of a building, without thinking about the space one needs actually to live comfortably in it. Even without the grade 2 listing problems, it's a no no for me.

    Lovely characterful house.......but hate the shared hallway :(

    We've restored many a *project* house but never one that was listed - even though these include Tudor and our current Georgian house - and I confess that whilst it being listed wouldn't put me off entirely (as we always try to do sympathetic restorations), coupled with that hallway, it would in this instance......

    Our current house was un-mortgageable due to its lack of kitchen, so agree that might be an issue if you're not a cash-buyer.

    If you plan to restore sympathetically, have deep pockets and can live with that shared hallway, maybe it's the house for you ;)

    It is beautiful, and had I never-ending pockets I would buy it, but the Grade 2 listing and small garden would put me off (the shared hallway wouldn't).

    Hope it finds some sympathetic owners.

    I do believe you could get better (newer and less work) in Witney, there are many houses available but it depends on the style and age you would like.

    No. It wouldn't work for family living, imo. Shared hallway - no way - and first floor sitting room, only access to garden through kitchen. And knowing someone who wasted a LOT of money on a Witney property, I'd pass this one by.
