Sharps removal!

I recently purchased a new (to me) BTL house and it has been let about a month. The house was a bargain, bought from the son of deceased lady. I met him a couple of times, he clearly had problems and needed money.

After the purchase was completed and in conversation with neighbours it became clear this guy had a drug problem and the house had been visited several times by the police. The house is in an upmarket neighbourhood and you would not expect this.

We worked on the house and garden prior to the let and there was no evidence of drug use. Today my letting agent contacted me to say the tenants who are a young couple had found a use hypodermic needle in the garden.

He, my letting agent, has found a specialist company who clean crime scenes and drug dens who will use specialist equipment to sweep the garden to check for other drug equipment and dispose safely.

My first concern was that no one had injured themselves and they have not. I am happy to pay the £240 to have the small garden professionally dealt with.

Has anyone had any experience of this type of cleaning, I hope it will reassure my tenants?

    Well if you dont want to pay, if they get hurt and find one £240 will be the least to worry about.
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    I'd say yes this would reassure them. And you have been seen to do everything you can to sort out the problem.

    I hope I am a goodun, I believe you should treat your tenants the way you would want your family treated.

    The clear up squad are visiting tomorrow so I will go over and see what they find.
