I kind of disagree with this. It seems clear from the asking price what they want - they are after 125k.
If OP isn't willing to pay the extra 1k, then OP needs to spook the vendors by moving onto other properties.
maybe mate , but i`m pretty sure from what we know , that the guy is draggingbhis feet , wether because he hates the ex or wants the house who knows, otherwise , wheres the counter offer of 125k?Never, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
We are really keen on this house there are no other houses in this price range that don't need loads of work doing and it is in the same road as my dad. So there isn't many other houses we can view in our price range at the moment.
If you're happy to pay £125,000 for the place then just make the offer and get it over with. If they are remotely serious about selling then they must expect people to top out at the boundary.
Remember that as long as you don't take the mickey you can also buy things like ovens etc separate from the property in order to make a more compelling offer without triggering stamp duty. Hmmm, I'd be running away at this point. If it's this hard to get an offer accepted, then even if you do, I see several months of delays before you finally complete. I suspect he doesn't want to move, and will do everything he can to make it so he doesn't have to.0

YEs I'm sure that is a factor, which is difficult to make a definite call on .
I think that all things being equal (admittedly probably not the case here), when a vendor asks just above the SD threshold it is a fairly clear sign.0
