    Would you guys give them a s21 now or wait a bit?

    I wouldn't do anything if they are paying the rent on time every month and they are not destroying the place. Putting pictures up isn't really a problem as you have already said you would have agreed.

    As far as the shower screen is concerned if they don't make good the damage to the tiles and wall when they leave well that's what the deposit is for. If they want to stay there for a long time and they pay the rent without any major problems if I was LL I think I'd be ok. It's only been three weeks so let it play out a while before possibly having good payers leave the property without very good reason.
    It's someone else's fault.

    I would send the letter now and then sit back and see how things develop, after this initial hiccup they may be good tenants.

    try not to get wound up by it, it is a buisness and as such you will always have to deal with people who do things a bit differently. Stick with it.
  • It might be helpful to look at this from their point of view.

    As far as they are concerned, they have good references showing that they are good tenants, pay their rent, want to stay long term etc.

    However, their landlord has let them a flat with a boiler on it's last legs, no hot water supply and a broken washing machine. What kind of cheapskate landlord is that? And now he is threatening to evict because they put a few pictures up in their own home?

    Perhaps THEY are expecting more problems just as much as YOU are.

    They're in the fixed term, so there is no great rush to serve S21 on them yet. Give them (and you) a chance to settle in and for these little teething problems to be resolved, then make a decision when you need to. Time may well make the issue clearer for both sides.

    OP - you can't control how other people live in their own homes! If there is any damage to the property when the tenants leave then you can recover costs of making good. Otherwise leave them to the quiet enjoyment of their home.

    This is a hard one for anyone , to be fair ou need to take all the emotion out of the situation . As has been said above it is their home and as long as it is put back howit was then all should be fine and hopefully they will be in the flat a long time.
    When we rent houses generally we don' t take a view people do what they like but flats are different and whatever your policy there is a downside . We have a couple of blocks of flats and have them as non smoking buildings ,one reason was the changes in the rules on smoking in public places a few years back ,we were advised by our lawyer that potentially we could be held liable if anyone were smoking in the communal areas ,now I know this is maybe lawyers being lawyers but can I take the chance ? Not really .
    The close proximity of flats to each other compared to houses means non smokers are put off big time but sadly they are also put off by smokers standing outside the entrance in a thick fog with cig ends not put into the things provided .
    Not many smoke like my grandparents did never without one lit up inside and out so I tend not to see ceilings like theirs tar brown however it is a much harder let if the place stinks it is harder to turn around a house to get rid of the smell but I think ou have to allow for it in your overall costs
