Hi,
Just seen a good flat in London,
Key facts:
share of freehold
Garden!!
2 bed
no chain
only had 1 open day viewing.
Were FTB with a healthy deposit 40% LTV
I called EA to say I'm interested and enquired about bidding, is it closed or open, He told me that he's had several offers at asking price, and hes asked people to come back this AM with their best & final offer.
The asking price is 65k above the 6 figure mark. i.e. £ ?65,000
Do I A) believe the EA and offer as much as I can and go 7k abv asking price or do you think this is too much?
Thanks for your advice..

If the flat was in Coventry I would say the EA is full of it, but in London I wouldn’t be as confidant, your own interest is testament to that
If it’s what you want, and you think it’s worth it, I would say go for it.0 -
Shared ownership by any chance?
What have similar nearby flats actually sold for?

Is there any evidence that London EA's aren't playing potential buyers like a Stradivarius?0
