Completing house purchase tomorrow..what is the routine?

Hi all, we are completing our house purchase tomorrow, but in the fug and confusion of life and work etc we forgot to ask what the normal routine is! I assume the funds are transferred from our mortgage provider and once they have reached the vendors account their solicitor will instruct the estate agent to release the keys? Ideally we need the keys before lunchtime, does this sound realistic? What sort of issues might delay things?

Your solicitor would have already requested your mortgage and will be holding it.
The two or however many in the chain consult starting at the bottom upwards.
Once you have completed your money is released to sellers solicitor.
Although you are technically the owner depending on go big the chain is may delay when you get the keys as your seller is waiting to complete etc etc

Thankfully there is no chain involved, its just us and the vendors. Does the money have to reach the vendors account and clear or is the word of our solicitor considered sufficient to allow keys to be released?0

It will go from your solicitor's client account to your vendors' solicitor's client account at which point key release will be authorised. Whatever else you do, read all meters0

When. I sold my flat and bought a house there was no further chain but I still didn't get into the house until it was dark outside ! I had packed everything and the removal men had taken it but the solicitors had not completed the transaction .0
