You own your property freehold but the roads and grassed areas are owned by a management company which also owns the freehold of the converted house?
The lessees of the flats in the converted house each own a share in the management company?
You have an agreement with the management company to pay a fee towards the upkeep of the roads and grassed areas?
Presumably the lessees of the flats also have to pay a fee to the management company for the upkeep of the roads and grassed areas and an additional fee for the upkeep of the common parts of the converted property and its garden?
When you bought the property you signed an agreement - what were its terms?0 -
Look at the Plan for the freehold Title for the large house? (Land Registry £3 here). Does it include the grounds?I live in a bungalow that was built within a private estate. The large house had been converted into 4 flats and those residents now own the freehold. My question is would they also own the driveway and grounds around their properties for which I have to pay over £600 per year to maintain or would the land still belong to the 'freeholder'? The three managing agents own three of the flats and I am worried that I am being overcharged.
If not, do a map index search of the grounds to see who owns them.
Do you own the freehold of your bungalow? How far does your own Plan extend? Or is it leasehold?
What document requiresyou to pay £600 a year? A lease? A Deed of Covenant registered against your Freehold Title?
As we cannot see any of these documents, how can we answer you!
