Fast house sale reccomendations

I,d like to sell my house quick but not impressed by the companies I've contacted so far could anyone reccomend any decent companies thanks

    I don't think any of those companies have a good rep - especially from what i;ve read on here.

    I would:

    Put it on the market at below 'market value' (not much below, but enough to get interest).

    Offer the estate agent an increased fee if it sells in the first 2 weeks (tell them you want to price it to sell)

    There are "decent companies" on every High Street - known as Estate Agents!

    Any house will sell quickly if it is priced low enough. If the quick sale companies are going to reduce it anyway, do it yourself and sell through a reputable agent.

    Otherwise, consider putting it an Auction.

    Declutter and redecorate as appropriate to make it look better by far than any other comparable house on your local market, and

    Price it equal to, or lower than, all the comparable houses on your local market, and

    ... it should fly off the shelf.

    Stick it in for auction.
  • Quick sale companies should be a last resort. However they do offer an option for people who need to sell quickly for a specific reason and/or can't wait for the time it takes for a traditional sale to complete.

    If you need to sell this quickly I suggest you google the names of companies you are thinking of using followed by the word "complaints" or "problems" and look beyond page 1.

    Also insist on meeting face to face and don't pay any fees or sign any agreements or contracts.

    Try incentivising your estate agent - say you've agreed a 3% fee - offer them 5% if they can get you an asking price offer within X weeks.

    If they go for it you can guarantee that they'll push your house over every other similar property on their books and you'll still make more than going to a webuyanyhouse type company

    I am not sure about that advice, as I think it is better to pay a lower agent fee and reduce the selling price to get a quicker sale.

    If the house is £100K say, if you offer them 5% that's £5K leaving the seller £95K. Surely better to find an agent at 1% (£1K) and put on the market for £96K?!

    If you find a 1% agent, offer them 3% if they can shift it in X weeks.
    £2k off the asking price isn't going to attract that much extra attention, however an agent knowing they're going to make a £2k (200%!) bonus will be working their !!!! off for you.

    Performance bonuses exist to drive sales performance in every industry - housing isn't any different. If they don't meet the target you haven't lost anything.

    About 4/5ths of custom is through websites like Rightmove though. So long as it is on those sites and presented well, so long as the agent answers the phone and does a good job, I think a lower asking price would be better than offering an estate agent extra cash. What does "working their !!!! off " mean? They can ring round their client lists etc, true, but I would not pay them more than the 1%.
