Refused viewing on an advertised house.

I recently have put my house on the market. £40,000 under the estimate. I have had 6 viewings on this in a month with interest, but no-one buying yet. I have viewed a few houses around the area i want so i know which to go for when sold. On ringing one estate agents with me wanting viewing as its been on the market 3years now. I have been refused? The reasons are, the property is owned by the estate agents boss. The tenants are there but a 2months notice to leave. I have not sold my house and not got the cash available now. So i cant really compare this property with the others I've seen. Is this correct?

    They probably won't let you view as you are not in a position to proceed as you have your house to sell. Some vendors instruct estate agents not to allow viewings unless the potential buyer is able to proceed.

    There is not a lot of point viewing anything yet, your house could take months to sell.

    I've had similar in the past - I was only planning to move if I found the right house otherwise I'd stay put. So my house wasn't on the market at that point because I didn't want to find a buyer then mess them around if I ended up not finding anything and choosing not to move after all.
    However because my house wasn't on the market or under offer I was refused viewings because I wasn't anywhere near being in a position to proceed at that point. Mine's an easy house to sell at the right price, but sellers understandably want to see a bit more than that before they take an offer off you.
    It was all a bit catch 22 as I was only going to move if I found the right house, but couldn't find the right house if no-one would let me in to view.
    All shall be well, and all shall be well, and all manner of things shall be well.

    I understand your confusion but have to say that I am pleased this agency is showing some respect to the tenants and not showing their home to people who are not in a position to proceed.

    as soon as you have an offer I am sure they will be happy to show you the property. Think about the tenants!

    i wasnt in a position to proceed, i then viewed a house i liked. I'm now currently 70% through the process of buying it.
