Due to a combination of circumstances I am ready to sell my house now and not a moment before. Ideally I would like to get sorted by Autumn so my son can start the new term in his new school. Also, a house has just come on tje the market that I would really like to buy. But I am aware that summer is the worst time of year to sell your house...is it madness to bring the house to market now?
This is the first time I have sold a house so I would appreciate hearing everyone's thoughts on this. I live in the north.

In what way is summer the worse time of year to sell a property?
You only need one buyer.0 -

Why do you think this?0 -
Summer is one of the best times to sell a property yellowcrocus0

I'd rather move in the summer, because there's a better chance of a dry day for removals.
Some house buyers may be on holiday, many won't.
Some buyers HAVE to move in the summer, maybe because of employment or other changes in circumstance.0 -
If you start selling yours now, you will be lucky to be moved for the new school year So no time to waste. You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0

.is it madness to bring the house to market now?
Nope, you'll just need to work extra hard on staging it for sale to get the price you want.0 -
OP, it's madness not to put your house on the market now if you want it sorted by autumn. Even after you have a buyer it can easily take 2-3 months from accepting an offer to completion. Plus mortgages can also take 6-8 weeks to sort out.
Get some EA's round - include some local independents, for valuations. I would advise you not to go for the highest valuation if you want a relatively quick sale. Declutter and clean your house so it is sparkling.
I put my house on the market in the middle of August last year. Accepted an offer middle of October, completed end of January 2013. Although it is fair to say that around here the housing market has heated up since last year.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

August is traditionally a bit of a dead zone, although by no means impossible.
However, you do have almost six weeks till then.
If you house is ready to go then give it a whirl. You've nothing to lose and everything to gain.
Put it on at a realistic price, make it look gorgeous - don't forget the garden!!!
Good luck.0 -
Wow, what a positive response! Thanks so much for all your advice. I'm going to do it0

Strange I just got told now is a 'dead' time...
