Talk some sense into me! Offering 10% less

Options
Before doing a 300 mile round trip for a second viewing I want to ask the agent if the sellers would even consider a £20-25k price reduction. This is max. 10% reduction on a house that has been for sale since March.

I feel like we are being really cheeky with that, but realistically that is about what its worth. Its less than they paid in 2008 and they have done no work, but all other prices in the area support this. They can only say no.

So why am I being so nice about it? Please tell me to get a grip/its only business, or preferably, how you did the same now have your perfect house for the right price ;)

    Either you are ready to make an offer or you need to do a second viewing. Saying

    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
  • I'm not sure what you mean. If the second viewing went as expected (i.e. it was as we thought the first time), we would put in an offer. We have a list of things we want to check on a second viewing like the side access, work required on garden, exact state of the kitchen. If those don't stack up we wouldn't offer at all.     You don't know the people and one offer is better than no offers.

    I think if someone did that to me, I'd probably wonder why they thought it was so low and reconsider whether I was asking too much. It might be a wake up call for them?

    Well do the second viewing. Asking whether the vendors will accept a low offer before you do the second viewing will put you in a poorer light than doing the viewing and making the offer

    I do see you point, but equally if I was selling and probably facing a loss, I wouldn't want to waste my time tidying getting my hopes up for a second viewing, when the whole deal was just a no go from the start. But interesting point, I hadn't thought of that.

    The estate agent already accidently told me what price they recommended it be dropped to, which has been ignored by the vendor

    Twice is a coincidence, but Estate Agents do this everyday.

    No point in asking the agent whether they would accept that amount, he has told you what he wants you to know,

    So when I called to view the house on XX road and he said, the one on for £XXk, and I said no the one for £5k more than that, that was just playing me? I'm not sure - he seemed to panic a bit and say he was talking about another house (which isn't there!). If so it didn't work as our idea of the value is still way less than this.

    I might let my more sensible OH have the feedback conversation and leave it a bit to book a second viewing if anything else comes up we would like to see so we aren't travelling a long way just for 1 house. You can see we're not that bothered about it, it could be lovely but equally for the same price we could just buy something already done, if one comes up

    I would say if he made an error it was to confuse the strike in price at which a deal could be done for asking price.
