What to offer? Advice please

    Thought I would check in and give an update. We offered £250k, which was rejected (as I thought it would be) and the vendor says they want £312k!
    Oh well, it will still be for sale in a couple of months so we will offer again then. Am I being silly, or is their value of this property way off?

  • Guide price is 3000000-319995. We are on the market, had 3 near asking price offers already and counting - so yes, in thoery we are proceedable.

    I reckon once you actually accept an offer , then go back in with £295 you might get a sniff......but its looking like your falling for a property you cant afford..

  • Sorry to be blunt but.......Are you insane?

    I take a view that all asking prices are a bit fictional, but i wouldnt have even viewed that house as the asking price shows how far detached from reality the vendors are.

    What do you like about it? Obviously not kerb appeal, or decor.

    Is it the location / views / reputation of area etc?

    Do you need 4 beds?

    Bearing in mind 3 bedders are selling for £100k kess than these people think they will get, could you buy a 3 bedder and extend - thus avoiding higher stamp duty and probably paying out much less in terms of purchase and building cost?
