Can't make sense of asking prices!

Duskylady - I live in Chester. In fact I'm hoping to complete on my third house in Chester on Friday.
Asking prices and real valuations are peculiar.
I'm selling mine for a little less than I bought it for in 2008 despite lots of expensive renovations. But when you look at what houses on my street have sold for in the last 1-2 years, fair enough, that's what it's worth. I've accepted the same offer after being in the market for 3 months (oct 2012) and 4 months (April 2013). Maybe could've got a couple of grand more if I'd waited, but fair price for a nice property. Incidentally about 8% less than the initial asking price.
It's a 17 year old, relatively boring 3 bed semi, but beautifully presented (i.e spruced up to sell) 10 mins walk from town.
I've viewed "period" properties which are the same size but with an understairs toilet up for £70k more. Don't get it.
I've viewed 3 bed semi's on Canadian Avenue in Hoole for £130k more than mine (without a 2nd toilet). Big semi's admittedly. Nice houses. But really...
I'm buying a house in Newton/Upton. It's amazing, never seen so much value for money.
My advice - view loads of properties, work out which ones are taking the !!!! with the asking price, find the one, and offer as appropriate...0 -
Hi, just an update we have had an offer accepted 30k below the asking price so it seems my instinct was right and this thread definitely helped give me the confidence to try so thankyou.
Now onwards into the realm of solicitors, mortgage applications and surveys.
Wish us luck am sure we are going to need it..... And probably some more advice0
