Solicitor too busy to exchange

Need a rant :mad:

Have meant to be de to exchange this week, well actually the past few weeks apart from a delay with our vendor, today was confirmed as 100% going to be the day. Our purchaser transferred fnds late yesterday to show up in accounts this am our solicitor called us up at 8am to say he was ready.

Just found out that the other solicitor dealing with both our purchaser and our vendor has told ours this morning that he was too busy to exchange at the moment, our solicitor has heard nothing further.

Have called our purchaser to get them to kick their solicitor into gear and have called our vendors estate agents to contact the vendor requesting they also chase their solicitor.

Don't think there is much else we can do to try and sort this, how long does the exchange process hours or minutes. There is only 4 of us and 2 sharing the same solicitor so not a huge chain to deal with.

  • The worst thing you can do now is pester yours or others solicitors, let them get on with it and I'm sure it will exchange once they get back from lunch

    That sounds a bit like BS to me. If everything has been confirmed as in place and ready to go, it literally only takes a few minutes to exchange on the telephone.

    I used to work as a conveyancing legal secretary and used to do the exchange myself sometimes. In fact, on one occasion, it was done by ............ our receptionist :eek:

    Ohh and seconds, they take verbal confirmation over the phone. Relax and have a drink

    Reassuring to know it isn't a long process, although in some ways makes it worse that the solicitor couldn't deal with it when he had ours on the phone first thing saying lets get on with it.

    Will try to relax, just frustrating as everyday this week we were told exchange could happen and was looking forward to knowing it has all been done.

    Hope it gets sorted soon. I feel your pain, we have terrible problems getting hold of ours & my vendor has even phoned me to say his solisitor is pulling her hair out with ours because they can't get through either:( Thing is it doesn't help me, him going on at me as i'm trying my best to kick ours up the butt:mad:

    I wonder if you're taking the comment slightly too literally? I would guess the solicitor might mean he needs to spend some time making sure that everything is in order, before doing the actual exchange.

    (Not wanting to scare the OP, but "too busy to exchange" might also be a euphemism for "I think there may be a problem which I need to investigate. But hopefully not.)

    Everything should have been in order days ago, there was waiting for receipt of a hard copy of paperwork that held things up, hoping nothing has gone wrong between late yesterday and today.

    Last thing I heard was our purchaser, who I know well which helps with communications, was told it was hist first job to do when he got back from lunch, nothing further heard since.

    Exchange or Complete?

    Or are you doing it simultaneously?

    you should always leave 2 weeks between Exchange and Completion. Saves anyone Gazumping! - ps I hope this isnt what is happeneing....

    Exchanging and completing on the same day might discourage gazumping in some situations but won't stop the risk completely.

    OH is exchanging today too-completion in 10 days. Slight panic last week when his purchaser threw his teddy out the pram and was demanding exchange and completion in four days (including the weekend). When everything was checked...all solicitors were good to go......except his <eye roll>

    Now all done :j

    Nothing to cause the delay, other than a slow, difficult to get hold of solicitor.

    Now just completion day to look forward to.
