Price between semi-detached and detached

Hi , I am currently look to buy a property . Myself and my partner were very interested in buying a house but at the time not a position to make offer as had not sold ours it is now sold but another property pretty much identical in size has come up but it is not detached and does not have garage like previous.

I am trying to compare the 2 so my question is , how much in percentage would you say a detached house is worth over semi and how much extra would you pay for a garage?

Any advise would be welcome :)

    This has too many variables to answer, particularly location. in a desirable location it could be 100sK in less desirable place it could be 10k

    Look on Rightmove to get an idea in your area!

    I think it's really down to personal preference. I don't mind a semi (i live in one) but that's because I am a single female and like a bit of noise of other people around me. My 60's semi is pretty well soundproofed and I don't hear an awful lot from my neighbours - only really if they have friends round and are sitting in lounge laughing really loudly.

    Garage - must have for me.

    Not sure about % difference, as others have said depends upon the area.
    the garage question is also a hard one to answer as it would not be the garage itself that I would pay extra for, but if the garage was connected to the house as therefore could be converted into an extra room. That I would pay extra for.

    We moved out of a semi and rented a detached of equivalent size in a highly regarded road.

    Despite the fact that the detached had subsidence, it was valued by the agents at 20% more than our old place.

    After living in both houses, I realised whoever bought the detached would be paying extra for an inferior property. It had less privacy, considerable issues with structural matters + a neighbour's huge plane tree to contend with. City noise was also worse in the garden.

    However, I expect whoever did have it is happy enough, even after paying close to the asking price. They will be sure of no noise through party walls. While I never had that problem in over 40 years of renting and ownership, I'm sure there will be someone along in a minute to tell you just how bad it can be! :rotfl:

    I grew up in a detached and when I bought my first house (a semi) I was shocked at how intrusive neighbour noise could be if you're not used to it. And those first neighbours weren't even that noisy, just normal life sounds. I did get used them after a while. You'd hear it, but not really take any notice, IYKWIM. For example, we could hear next door doing their washing up, but after a while it didn't register unless they dropped something! The worst was living next to a young family who laid laminate throughout. Every step their precious darlings made echoed around my lounge. Not much fun at 7am on a Sunday morning when I'd only been in bed a couple of hours!

    I'm finally back in a detached now and it's blissful! I can play my music as loud as I like and none of the neighbours are any the wiser. I never hear a peep out of them either. Heaven!

    A garage I can take or leave. As long as there's a decent size driveway I don't care two hoots about a garage. I certainly would never convert a garage into a room - I detest that with a passion!! :D

    That is interesting, I am thinking my next house having either more space downstairs or a garage that can be converted, why do you say that, be interesting to hear the opposing view.

    Look at Zoopla for the area, figure out which are semi and which are detached, and derive an average percentage from that. Doesn't mean anything unless it's for the area the target house is in.

    Good idea, just looking at zoopla now and if you go on 'sold prices' at the top it gives you average values for the postcode you are searching for for det, semi, terraced etc

    Thank you very much everyone for your input.

    The properties are in the same village around the corner from each other

    The property we were interested in (not new build detached with garage)was on the market for over a year at 275k it has now sold but do not know what for.

    The property that we are interested in now (Semi with no garage) is a new build and the asking price is 290k so it's hard to compare as its totally new street. The estate agent has said that the price is negotiable and there are 3 similar houses for that price and none have sold yet.

    My current mindset is that if compare it to the 275 k one then i would take off 10-12% for not being detached and 5-10 k for not having a garage also not taking into fact that the property that was on the market at 275k did not probably sell at that price(they paid 250k for it in 2010)

    I know there are so many other factors to bear in mind so i know i really am taking a stab in the dark a bit with my predictions hence why i came on here to see what peoples thoughts as i know i am not always right :)

    Garages are just such narrow structures. They barely fit a ruddy car into them nowadays, so they are way too narrow to be a decent room. They are usually single-skin builds so you have to add a second layer of brick, plus insulation, plus the plasterboard and you've easily taken another 6 inches off the width. In general, planning permission will not be granted for a side window, because it overlooks the neighbours too closely, so you're left with one window where the up-and-over doors was. The room is then long and thin and dingy at one end. They never look like proper purpose built rooms and have always felt cramped and pokey to me. I hate them.

    And from the outside, you can always tell that it used to be a garage and the house just never looks quite right to me. When I was house hunting a couple of years ago, EA's send through piles of house details and every one with a garage conversion went straight in the bin. Those and lounge/diners - total deal breakers for me :D

    This is just my opinion tho, plenty of people must like them because there's enough of those conversions about!
