As previously said, only one set of neighbours and ease or access to garden. I wouldn't want to traipse hoses, gardening equipment etc through the house

Use the information you have gathered to reduce the price you are paying for 'yours' from £278k to £270k.
£8k is better in your pocket and will pay for most of the repairs needed going forward.0 -

So, after viewing the mid-terrace we decided that we wanted to stick with the first property and put in a revised offer based on the repairs needed.
The EA did his best to put us off making the revised offer (other eager buyers waiting in the wings etc) but we stuck to our guns. Crucially we realised that we really were prepared to walk away if needed, however reluctantly.
The sellers came back with a counter offer of £271,000, which we thought was reasonable and have agreed.
It may be that we are ending up paying quite a bit over the market value but hopefully we'll have many happy years there and that is worth more to us than losing the house over a few thousand pounds.
Thanks again for the useful posts here. Having lots of different views has really helped us focus our thinking and work out what is most important to us.
Not going to crack open the bubbly quite yet but it's all looking good, we're happy :j and hoping to agree a completion date soon...0 -
Did you look at the 4-bedder asking £299k? I suspect that you could get that one, too, for around £271k, so it's a fair comparison.No reliance should be placed on the above! Absolutely none, do you hear?0

End of terrace always go for slightly more than mid terrace.
There is more to the house
I am in the process of buying an end of terrace Edwardian house. I would not have considered buying a mid terrace, but if I did I'd expect to pay a little bit less.
Also, the one you're buying has a utility room - to me that's always a necessity when looking at a house. I've only had one house where I had to have the washing machine in the kitchen and it did my head in (I've got 3 kids so the washing machine is on a lot and there's a great deal to be said for not having it whirring on all the time; nice to shut the door on a utility room and not have the aggravation of a washing machine taking off in mid spin when you're cooking or generally pottering around in the kitchen. That in itself is worth the extra you're paying for the end of terrace.

No, we didn't look at this property in the end. Mainly because it's not one we'd consider buying (we don't need the extra space indoors and the garden is TINY).
It does look quite nicely done inside (though I prefer the more 'cottagey' feel of the end of terrace) and is in a very similar location. For me, it was mainly just useful to have this as a broad comparison when considering the value of 'our' property.
Full Of Angst - yes the utility is a biggie for me too, more for muddy dog and the namesake wellies though0
