Land Registry Documents for Garages

Just wondering how accurate are the prices listed on registry documents? In this particular case it is for a double garage sold in 2007.

The garages are likely becoming available for sale through auction. However I have been asked to make a private bid if interested.

Also with regards to the registry does this give enough information on the covenant as to whether the land can be used for residential purposes?

    If you mean the price paid entry on the register or in the Transfer document from 2007 then it should be the figure provided.

    If any covenants exist then they should appear on the register but you may be referring to local planning regulations around converting the garages into residencies? - if so then contact the Local Authority planning department to see what may exist

  • It depends on your area, but I would not expect a planning office to grant permission for a garage to be converted into a residence, and I am sure no-one would recommend a purchase on such a basis

    Talk to a decent architect and your planning office.

  • I guess my only remaining query comes back to the accuracy of the price stated on the registry. Basically there is the double garage next to my property and then a single one attached off that.

    The registry for the double quotes £20,000. The single £25,000.

    The date quoted on the registry is within a day back in 2007.

    Could it be that the double was split so although the registry is 20k it means 40k. Seems very expensive but just wondering why the single would be more?

    If it is the price paid entry on the registers themselves then you can Contact Us to check and if we have made an error we can correct it.

    If the 'error' is in the online data then report the entry as an error using our report form
