    The thing is the IFA was sure the last time and it didn't happen. Ive lost confidence in him but don't have much choice at this moment in time.

    We can't get a loan out as we do not have a fixed address and need evrything to be clear when the mortgage company does its checks to get the mortgage.

    Ahhh well, just have to wait and see.

    try hsbc, my brother an absolute newbie did it in 5 days at one of their london branches. and there is no arrangement fee/ valuation fee AT THE MO.
