Hi, I posted another thread about information for first time renting.
I now think my Father would be a guarantor for me if needed. Are guarantor's credit checked? or is it simply a signed agreement whereby they would pay the rent if I didn't. I don't want my Father's credit file checked and a foot print left.

If the LL or LA knows what they're doing, then yes, the guarantor's credit would be checked and AFAIK the criteria are tighter as the guarantor has to show that they can cover their own expenses PLUS yours if the need arises. Is there any reason your father wouldn't want his credit checked?
Does your father understand that, as a guarantor, he would be legally responsible for anything you are liable for during the tenancy (i.e. damages etc as well as rent) if you fail to pay?0 -
Also, does your father understand that there is no 'get out clause' - ie (assuming the agreement is properly drafted and executed) he is stuck for the duration of the tenancy and can't later change his mind.
FYI - when my friend's father was g'tor for her, he was credit checked AND had to produce evidence of his income (they wanted £30k per annum, but that may not be the same everywhere).I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.0 -
No reason why he wouldn't want his credit checked and he is fully aware of the responsibilities of the g'tor agreement. I was just curious to know the proceudre more than anything.
I'm hoping I won't need a guarantor but if the worst comes to the worst he should be able to help me.0
