  • Just to give a long overdue update on this in case some poor sod on my situation ends up in the same situation, and to thank those who offered advice.

    In the end I waited three months for the seller to send the paperwork and it never happened. After that time the agent finally managed to get out of them what was going on (actually I suspect the agent had known for a while but wasn't letting on). The sellers needed to extend the lease before selling as it was very short (they failed to disclose this from the beginning - the length of lease they told me was not the current one but the future one once extended). This was taking time mainly because the seller couldn't afford the legal work needed. The seller was trying to negotiate with the freeholder to pay for the lease extension using money from the sale (this is pretty standard as I understand it) but this was taking a long time.

    It was around that time that I found another place I liked and pulled out of the purchase. It was clear that even if the sellers got their lease sorted, both they and their freeholder were a bunch of p***-takers who didn't care in the slightest that they were messing me around.

  • More smoothly that one yes, thanks for asking. Waiting on a timber and damp report and hoping the lender won't apply a retention to the mortgage, but everything else is going well :)
