Negotiating Price Post Offer Acceptance

Hi,

The vendor has accepted my offer at asking price and I am a first time buyer, so pretty tasty to them I should think.

They are not being very forthcoming allowing me access to the property as I want to check for locks and realistically things that need more attention.

I know the guttering was all done recently and the boiler is 6 years old, so should be ok. I was told by the vendor that the roof would need work in 5-6 years and the fire escape needed repair (but was not required legally).

Should I be pushing them more and what should I be looking for? Should I have asked more before the offer??
I love the house, but not afraid to pull out if I have to, too stubborn!

Help I am green!

    Wait for the results of your survey and then hit them where it hurts.

    I would really not want to deal with someone like you. Already before te survey you are thinking of ways to reduce the price.

    Why did you not base your price offered on all the things you mention that need doing??

    I understand that should something unexpected and costly arise from the survey then maybe negotiate, but I just don't understand why you feel the need to reduce your price already.
  • I am not trying to reduce the price, I am more looking to avoid getting stung for things later down the line because I didn't know to ask as a FTB.

    I think maaayyybbeee I should have offered lower, but there was already an offer on the table and I do love the house.

    So I will wait for the survey and only negotiate further if something costly arises.

    Is it usual for a buyer to go in to check the place out again post acceptance of offer, or is it left to the surveyors till measuring for curtain time.

    Is it too late for me to discuss what is included or not? Or again is this wait till after survey for final settled price?

    I would wait until the survey report, then decide, the house may have more problems than you expected or none at all , you may decide to pull out of the sale, if survey is bad,
    so not much point in "measuring for curtains" at this stage

    You will shortly receive and fixtures and fittings list via your solicitor from the owner, along with the property information form which includes things like any alterations, warranties for windows or boiler etc

    I would wait until your survey is back before asking to go back, once you receive the survey you will know for sure if your going ahead or not.

    My buyers didn't come back until we had exchanged.
