Which of these needs a certificate to sell/buy and would indemnity cover it?
Windows without certificates?
Boilers without certificate?
Ensuite with no buildling regs?
Loft with no regs?
What else should have 'regs'..
I'm new to this game! When you look round a house should you ask the seller or does the soliciter ask?
And how much doe these indemnitys cost.. and who pays?

It depends on the dates of construction/installation.
eg compare the date window was installed against the date when compulsory BR certification of windows was introduced (google).
Indemnity insurance? Well, this will protect you inthe first year after installation against the council enforcing BRs (they don't enforce after a year has passed). It will NOT protect you if the windows were installed by cowboys and fall out, double-glazing fails, or they are of poor quality.0 -

Ask the vendor for date of installation. Or for sight of the invoice. Or guarantee.0
