Second Viewing Protocol?

We are going on a second viewing later and have never done this before. Is there a protocol? I have a list of things to check but the awkwardness here is that it is the owner taking the viewings and he is a little frail old man. Compared to the EA showing us around, Im not sure if I would be comfortable opening cupboards, testing water, electrics etc...
Any advice would be much appreciated.

    Why would you consider spending £££££££££££££££££££££ and NOT look in cupboards for musty smells and check the electric box etc ?

    Could you ask the EA to accompany you as the vendor is so frail? I think any good EA should do this as a matter of course - to protect both you and the vendor.

    I have looked at a couple of properties with frail vendors and both times the EA messed up and should have been there too. (although to be fair one of the EA's did apologise profusely for their error) If it was one of my elderly relatives I certainly wouldn't want them to be showing around potential buyers on their own.

    In the absence of the EA is there a friend/carer of the vendor who could be there?

    If this can't be sorted out so someone can be with the vendor then the only other thing to do is to take your time and politely ask permission when you want to look in cupboards, check taps etc. If the vendor can't get about very well it can't be nice for them to be sitting in one room wondering what is going on. If you have children I wouldn't take them with you. Older people often have a lot of nick nacks about which you don't want to get broken.

    Dan-Dan is right, but I do think that it is worth doing as much as you possibly can to be courteous to the vendor. In both the cases I mentioned above the vendors didn't want to move but family members were insisting because of the vendors fraility. So get the info you need, but be as tactful as possible.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    My advice is to be polite and understanding with the old gent.

    I would also open cupboards, test the water, examine electrics etc...

    You're spending 1000s on this - spend as much time as you want

    Why not politely ask the old chap if he would mind opening his cupboards and demonstrating his water supply and electrics to you?
