Estate agent lying & saying viewings unavailable...why?!

We're looking at a few areas but need to be close to the station so focusing on Hoole mainly. We live in the city centre right now and had been looking at Handbridge but I want to be closer to the station than that.
We have struggled with getting responses from Matthews, no response for over a week. Minchin Fellows were quite good when we popped in but we haven't viewed anything of theirs so no idea how they are at arranging appointments. We are trying to arrange a second viewing on a property that OH saw on Sat. An offer was made on Monday morning and rather than encouraging us to go in higher (the offer is under asking price) the agent is basically telling us to walk away and he'll find us something else. I'd be appalled if I was the vendor.
There's definitely not much on the market and what there is either goes super fast or hangs around for ages.0 -

We're looking around handbridge or queens park (we wish!) or within the city walls.
Properties that are priced right go like hot cakes, but others in desirable areas think hey an sell with 1960s kitchens and carpet down!... And they hang round for ages while the owner gets over their delusion lol.
Minchin fellows do arrange viewings well... They don't attend the viewing and they did once give us a wrong road...sending us to city walls road rather than on the city walls near grovesnor park... They knew we were strangers the city too and the girl didnt know how to direct us when we called to say they'd given us a wrong address and post code! We'd driven from Northampton just for that viewing so weren't best pleased
Other than that they did ring the vendor when they needed to and pass messages on.0
