EPC Rating - silly question

So im looking at places on rightmove and I have looked at the EPC information. For one property it says: current costs lighting - £207 over 3 years heating - £1467 over 3 years hot water - £285 over 3 years then is has a lower projected cost over 3 years depending on improvements to make it more "green". Personally I would take EPC's with a pinch of salt.

I happened to live in a particular house several years ago whilst a student.
Last year I happened to move into the house nextdoor - exact size/shape and construction.

The EPCs vary massively - even though the properties are identical the construction type is listed as different on both and therefore wildy different ratings.

Old Place -
Sandstone Wall Assumed - Very Poor
Cavity Wall as built - Very Good

Current house -
Granite Wall Assumed - Very Poor
Solid Brick as built - Very Poor
