how useful is the landregistry price calculator

Or how much to go more than the price suggested by landregistry calculator.
I'm looking for a general advice, but anyway the current property which I'm interested on is advertised for 170K. The current owners bought it for 165K in 2006 (from landregistry sold prices), calculating the current price (April 2013) in houseprices.landregistry.gov.uk suggests 159K.
I have started a 2K lesser than that and finally at 166K now, but the owners are stubborn and need 168K.
So how much is reasonable to go more than the landregistry suggested price?

I really wouldn't take this price calculator too seriously. Prices depend on many factors, and demand for particular types of property can distort the general picture.
£2k on £166k is not really very much, so if you really like the property, go for it. Otherwise, walk away and keep searching until you find what you really want.0
