What would make you pay more for a property?

I've been reading the What things would seriously put you off buying a property? thread with interest.
I thought it might also be interesting to find out which things would make a property particularly attractive to you, or that you would pay more for.
For example, mine would be:
Garden, but manageable and not too big, as I'm not green fingered!
Open plan downstairs, as I think this gives the impression of more space
Cul de sac location for safety
High ceilings
Big windows
Any kind of loft/cellar space which could be made into additional living space
I thought it might also be interesting to find out which things would make a property particularly attractive to you, or that you would pay more for.
For example, mine would be:

Period features
Established garden of a good size - 1/4 acre+
Potential to extend/outbuildings to convert into additional habitable space
Attractive location - ie, conservation area/AONB
Our current house ticked all of these boxes when we bought it in 2011 - although the PO had managed to strip out rather too many of the original features during his tenure.......
It is also within three miles of a decent market town and there's an award-winning shop within walking distance.
I don't feel we paid *through the nose* for these extras as the price reflected the deplorable state of the house, LOL!Mortgage-free for fourteen years!

Lovely looking road, surrounding houses of good standard (bonus for real front gardens rather than cars everywhere)
Private and enclosed garden, bonus if it's established to my liking
Structurally renovated to a high standard - e.g. good roof, new windows - I can change decor
Potential to extend, bonus if planning already approved
Beautiful facade, as this is harder to change than an ugly interior
Multi-aspect windows. One new build I fell in love with had at least a dual aspect in every room (except bathrooms which were single)
Detached, but I know I'm likely to only get a semi in my location/budget
Equal sized secondary bedrooms (two large singles is more appealing to me than double + box)
Basically anything that's the opposite of my list in the other thread.0 -
Desirable school catchment
Attractive location (AONB or conservation area)
Character
Large garden
Private, but near good transport links

I couldn't pay more, when I look it's at the max of the money I've got already..... in fact, when I buy I'll have to blag the council to make sure I don't have to pay the council tax up front and I probably won't even have curtains for a year.... so paying more isn't on the radar.0

A south facing, gently sloping location with neutral soil, good views, no close neighbours or nearby noise would be a great start. I'd need about an acre as a minimum, hopefully with some structural planting and trees in place, and preferably with a natural water supply, river or large pond. Some outbuildings in good repair would be the icing on the cake, as would a decent sized town within, say, 10 miles.
I've not mentioned the house because I'm taking it as read that I'd be happy with it, or that its price/type would allow me to alter it as necessary.0 -

Having had to endure horrible neighbours for 5 years in a semi, detached is my only must have.0
