House extension advice please

Hi there,

My parents want to extend their house at the rear by 8m but because it's a terraced house we need to apply for planning permission and we need some house designs extension designs etc.

I have looked at the planning permission form it looks ok as in just some basic info but having hard time with t he house designs...


So what kind of companies will do this? What is an average cost for design on a 3 bed terraced house? Or any keywords that I can search on google to bring up these companies please.

    When its a terraced house I assume that the design of the extention is limited by the fact that perhaps the space you are building into is ajoining your neighbours.

    Is it a double height extension or single storey?
    Whats the space going to be used for...additional living room,conservatory?
    has anyone else in the area done a similar thing...if so could you take some pictures/ideas from theirs?

    Try an architect or a company which specialises in building design and planning. The council planning dept may have a list of such people.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    its a single storey rear extension, the space will be additional living room, lots of people have extended their home but this was here since we moved in which was 2.5 years ago but all these extensions are pretty much 10+ years old and range from 4m to 6-6.5m. I have included a pic of what were looking for from my neighbours house but out house will be mid terraced instead of end of terraced like the pic.

    but the L shaped will be on the opposite side and where the plastic sheet is we plan to put windows around and make it a sun room.

    8m rear projection is likely to have objections in my experience from the council themselves but good luck.

    Best to get an architect who is also a structural engineer.

    About 5 years ago to get an architect's plan drawn for 10 sq metre single storey extension plus alterations to existing extension, together with fees for both planning permission and building regulation approval was about £1700.

    This was in the provinces, so if you are in London and also passage of time, it will obviously cost you more. Your council will tell you how much fees are for PP and BR, just ask any architect/building designer you are thinking of hiring for an estimate for drawing the plans and possibly estimate for construction cost.

  • Just remember there will be fees for both planning permission application and building regs, for onsite visits by the building inspector. Your local planning department will be able to advise exactly how much. We had plans and changes done fairly recently for a large 2 storey with internal remodel in the Leeds area and plans and submission were £1500, so should hopefully be less than this, although as always I guess it will be area dependent. Often builders will know a decent architect, we found ours through a friends builder.
