If I could afford a three bedroom house and needed a three bedroom house, I wouldn't even be looking at two bedroom houses - I wouldn't be wanting to faff around with loft extensions to house my family if I didn't need toEarly retired - 18th December 2014

Our 2 bed is larger than the 3 beds we were looking at. I suppose the thing to bear in mind is that you're usually looking at properties in the same price range so if a 2 bed is valued at the same as a 3 bed it's probably because it's bigger.
Our 2 bed was built as a 3 bed but became a 2 bed through the conversion of one of the bedrooms to a bathroom as was common with Victorian properties. Therefore, its living spaces were set up for a 3 bed. Our floorspace is 90sqm and I have seen modern 3 bed houses with a floor space of 70sqm.0 -
Have other houses on the street been 'loft converted'?0

more rooms doesn't always mean more space
I can only go off the houses we have looked at and have found that I have more space in my one bedroom mobile home than most of the 3 beds we have viewed so far but I do appreciate the price range we are looking at does have a baring
if the OP has a large budget she may well be better looking at 3 beds only, but if funds are tight ,why out rule 2 double bedroom houses that have room to extend or convert0
