If a HMO licence IS needed complain in writing to council as (ultimately) council can recover rent paid from landlord when he should have had HMO licence.. but I kinda doubt that applies here. But for example..

However even though it/he may not need a HMO license it/he would still have to comply with HMO regulations which may be what Lambeth were getting at, and it would be a "HMO".

Surely we are missing the actual point – landlord wants you to move out.
Why don’t you do just that?
To be fair to him – I would have just given you a straight two months notice period rather than messing about.
He may or may not be required to be licensed, but I very much doubt he would not as his buildings insurance would be void for a start.0 -
Move out Amanda, you are becoming too obsessive over this, not a good idea close to exams, you need to concentrate on them.0

As soon as I finish my exam (end of June) I will intensively look for another accommodation. I am just worried with Accelerated Possession Claim that can been proceed while I will still doing my examinations.0

"There are a couple having a room, two brothers sharing a room, the tenant involved having his room and equally another tenant having his own room.They are all sharing bathroom, toilet and kitchen.
I do not live at the address."

If it's to stay until after the exams, why not agree a moving date with the landlord?
Either way, the landlord wants the room back, so why not compromise with him?0 -
