Do sales particulars for properties ever include details of costs for works to increase capacity/heighten value? Just wondering if anyone has ever come across this?
Certainly. It's common to state possibility to extend with planning previously granted, not costs to do so though. Your buyers cannot get a mortgage based on extending. They can only get value today mortgage. They'd have to self fund the extension if over their equity rate of LTV.0 -
I think next time I'll get one of architects plan done for PP added on the particulars as a bonus. Oh yes, hadn't thought about the mortgage factor re extension. Perhaps a bank of mum and dad FTB would be well suited to buy, with ma and pa stumping up equity to extend so increase equity when time to sell... I've got a couple of requests for quotes out on email today and will start to get them in to view space and plans etc over the week. Will be perusing increase % for next EA to be more rigorously trying to get for me too. Thanks again for all your advice0
