Any Advice would be much appreciated! House tenant terms...

Hi there,

I just wondered if anyone could provide any light as to what action could be taken with my friend's landlady.
She has recently moved into a shared house and is currently renting a bedroom and bathroom on the top floor. In the original advertisement, the room is advertised as "private bathroom: Yes" and "renting a bathroom and bedroom." Also on the same floor is a storage room, but now it appears this room is being made into an extra room for rent for a possible new tenant. Said tenant would have to share the bathroom, advertised to my friend as "private."

Could anyone inform me as to whether this would be allowed, as the landlady appears to be altering the original advertisement and agreement for the room? If not, what can my friend do about the situation?

Any advice would be very much appreciated!

  • Does the landlady live in the house, if so is your friend a lodger? Does she have a tenancy agreement that outlines the use of a private bathroom?

    Advertisements are not worth the paper they're written on, what matters is what signed contracts say.

    If this is stated in the tenancy agreement, I'm guessing she cannot use the bathroom for another tenant?

    Only if it states the bathroom is for her sole use.

    Your friend should exercise some care when making any demands. The landlady is a numpty for having your friend sign a tenancy agreement because she cannot be a tenant if the landlady lives on the premises: your friend is a lodger and lodgers have very little security of tenure. If your friend kicks up too much of a fuss they could be asked to leave with barely a moment's notice with absolutely no recourse whatsoever.
