Hello could someone please help me and explain if I will be given my morgage.me and my wife have been give a morgage in principle, we had an offer accepted on a property and we have instructed our advisor to proceed with our morgage in principle ,they have not requested any paperwork from our adviser as yet although he does have the paper work if they require it, they have (halifax ) taken a payment off of us for a surveyor to go to the property and they will be visiting next week for a valuation does this sound like we are to be successful if the valuation goes ok.we was under the impression that if a surveyor was sent to the property the chances we are to be given the morgage is very high could you please help me to put our minds at ease, we are just so nervous thank you

Not meant to sound rude, but can you split that into sentences?

I'd ask your mortgage advisor. With our mortgages we always had to submit paperwork first and only once the mortgage was fully agreed would they send a surveyor out etc. So to me it seems a bit odd but maybe different places do it different ways.
  • We have submitted our pay slips for last 3 months but they have not requested our bank statements or any proof of work or work contracts ect.our financial adviser seems to think if they order a surveyor the morgage will go through as its a waste of time if they are not willing to lend having said this we still are worried
  • Thank you bennifred its a stressful time

You usually have to provide copies of pay slips, ID, bank statements, a utility bill/council bill, any previous rent/mortgage statements (to show you've been meeting repayments), as proof of your application.

They wouldn't normally send a surveyer round to do a valuation but if they have done so then it sounds like they have all the details needed.

It's best to speak to your financial advisor, are they independent or are they from the Halifax?

Your advisor should be obtaining the following, as a minimum;-

    - three months payslips
    - three months bank statements
    - evidence of deposit
    - latest P60
    - evidence of identity
    - evidence of address.

The lender may not request these items at all. It may request them if the case is pulled for a routine audit, as 12% of Halifax cases are.

In addition, LBG is undergoing a complete review of its cases and my colleague has just been asked for the complete file on five cases going back over the last two years. All of the above has to be submitted in each case.

Halifax instructs the valuer as soon as an application is submitted and the credit score is done. Until the valuation is returned and any required supporting documentation submitted, you can't be certain of a formal offer.
