  • Property 1 - Location, good idea to ask for reduction so you can clean/decorate the place - a pot of paint and some cleaning materials,

    Barter saying you hope to be a long term tennant, and if LL willing to let you either pay for materials for new kitchen DIY and you supply the labour.

    Also if you can walk to work, saves a fortune not only in petrol,fares abut also in travelling time.

    I would assume they'd be quite happy as it would be increasing the rent ability of the property as it really is pretty grubby. If the LL would prefer to redecorate himself then that would be great. I don't know for certain but it's worth asking the agent and finding out.
  • The general rule is that location is more important than the property, because you can change a property, but not pick it up and move it somewhere else - but, this is more if buying, not renting, and changes need to be done by or agreed with a landlord.

    It really depends on your priorities. Things to consider would be based around how long you realistically expect to be there? (if very short term, then cost would be the deciding factor for me), but consider the running costs of both (increased/decreased travel costs, type of heading, double/single glazed, furnished/unfurnished, CTax band etc)

    If you plan on being there more longer term (and buying your own is a longer term goal) then, although the above is still relevant, your priorities might be different and more focused on what the location can offer (e.g. schooling, employment, shopping, services etc etc)

    Currently, I'm renting in an area that is not my preferred area (not the best, but far from the worst), as it's much cheaper than if I were to rent in my preferred area - which I could do, but this way I can save up quicker to be able to buy in my preferred area.

    I agree with Domino9. With rented it is easy to change your location, because you can move. Redecorating, even if its just painting is always more expensive than you think so if you are saving for a deposit, then I would avoid doing that. I'd go for the nicer house knowing that the location is temporary.
