student renting guarantor?

my girlfriend and i are planning to rent a flat and we were told to pay 195 application fee if we can pay all the rent up front or 245 if we can be guaranteed by someone earning 18k or more. the thing is, although we are students, we get 26k scholarship between us per year, so we shouldnt be needing a guarantee. we can prove this income so we think this is deeply unfair but they told us we have to be guaranteed. is there anything i can do about this?

No, they can rent to whoever they like on whatever terms they like. Student households are well known by letting agents for falling out and/or not paying rent on time, as well as causing property damage. There are few if any independent people who they can reference either, so essentially the tenants are an unknown quantity. Hence, a guarantor arrangement. They may also not consider a scholarship to be an acceptable form of income, preferring to see some sort of employment.urs sinserly,

A scholarship relies on you completing yoru studies and maintaining certain grades, which they may feel is not a guaranteed income (not that a job is guarantted these days).
It's quite common to ask for a gurantor. I got asekd today, but told them i'll be paying 6 months upfront.0 -

I would have been fine paying 6 months upfront. they want the whole year. that is taking the !!!!. I wouldnt pay the whole year up front because I fear that way the landlord is more likely to be lazy doing repairs etc for you when you need to.0 -

Yes. You can either pay the rent up front as detailed, or provide them with a guarantor.I wouldnt pay the whole year up front because I fear that way the landlord is more likely to be lazy doing repairs etc for you when you need to.
And your landlord fears being left out of pocket without either rent up front or a guarantor.0
