How much to offer? (first time buyer)

We have seen a house on the market for £295k that we like and looking online it is valued at about £280k.
The vendors have seen a property they want to buy so want a quick sale. The property has been on the market for almost a week with several viewings.

What should we offer?

    Forget what the internet says its worth - theyre just a guide and it sounds like its there or there abouts.

    What would you be happy to pay? Go in under that and then work up to what your prepared to pay. Ive seen houses go for above the asking price and valuation before now.

    So the vendors are nowhere near the desperate stage! Most sellers expect an offer at 5%-10% less than asking.
