Ending Rental Agreement

I have a rental agreement up to 30th November. Have gone sale agreed on a house and the owners are happy to wait until November to complete. We would prefer to complete sooner but appreciate we are contracted to November. However reading my agreement it states

The tenancy will be terminable on 30th Nov..... or by either party giving to other at least one calendar months' prior notice in writing to that effect and if so not determined by notice in writing as aforesaid then the Tenancy shall be deemed to continue from month to month....

Does this mean I can give a months notice at any time and just leave (if so, what's the point of a contract/agreement) or is this just saying I need to let them know on 1st Nov if I want to leave on 30th Nov.

    You can leave on 30th november as this is when the contract expires. It is polite to tell the landlord what you intend, but you are not obliged to do so. Following this date, you need to give a full months notice.

    The "or" part is a little confusing, it sounds as if you can give a months notice at any time. However, this may be a badly worded contract, so would need further detail. Usually, within the fixed term, the only way to terminate early is by mutual agreement.

    Is this a 12 month tenancy?

    Anyway, perhaps if you can agree with the your landlord to end early, they may be ok with that, if they find another tenant.

    6 month tenancy in NI. I assumed I had to stay until end of November (or get them to advertise for another tenant) but the agreement is not clear - Id be shocked if either party could terminate at any time during the tenancy period.

    Once we exchange I will clarify then decide Completion date (or do you have to state a completion date at exchange?) People we are buying off seem flexible.
