It's going to be a mountain to climb to get this one away in the current market, esp. after the East Mids has yet to enjoy any real pick-up.
TBH I'd never even glance at SO, assuming that increases the chances that neighbours would be HA or unsavoury 'seekers' housed by the Council.
I'd also not know what extra issues I'd have in mortgaging etc. so it's a big turn off in general esp for what would be a family home, not FTB.
Anyhow, the RM presentation -
1) What does the EA feel the NEED TO SHOUT?
2) Lose the Beemer in pic - is that supposed to show an aspirational lifestyle?
3) Kitchen, needs stuff putting away
4) Main bathroom, declutter. no shower screen?
5) Master bed, I hate cam-ceilings, looks small with dark duvert cover and awkward to move about esp. getting to the toilet in en-suite
6) RM pic of garden, awful
Overall, that just looks like a tidy house, not one that has been readied for sale.

That's just not viable in today's market. It's a small house and every inch needs to be selling and laying out to buyers who they could use the space. I'd wager 75% of buyers couldn't tell be looking if a room is big enough to take a 4'6" bed.0 -
thanks for the info about the 'quietness' I hate to say this - but the cemetery view might put some people off. Wouldn't worry me, (quiet neighbours!) but it might affect some. Alas not a lot you can do about that though.0

I'd clear away the clutter in the kitchen and bathroom and get cheap carpets put down in the 2 unused bedrooms. The get new photos done of all the rooms, the tarted up garden and the front as others have suggested. A floor plan is also vital IMO.0

Having stiffs as neighbours wouldn't put me off at all
The points that would are:
Shared ownership
Minimal front garden (would give me the impression that people could walk right past my window)
House looks small from outside
It's certainly nice inside, but the outside impressions aren't good for me. If I was browsing properties I'd most likely skim past it on that basis.0 -
The almost brand new BMW at the front of the house along with the shared ownership thing sticks out to me. It would leave me wondering why you couldn't buy the house properly but can afford a car like that.0

If we were to offer this as full ownership, the buyer would be buying our 50% share from us and the other from the HA. We know we're targeting a specific buyer by being a SO property but they are selling in the area. This has definitely given us something to think about in terms of offering it as a full ownership. I'm going to speak to the HA as I need to pay them £150 to carry out their individual valuation.0 -

The BMW is a company car I'm afraid. I can appreciate that first impressions can be very deceiving but the car doesn't reflect our wealth.
We don't really want to buy the other 50% of the house. The reason for this sale is we've inherited half of a family home and want to buy our relative out of their share. The house we want to buy is closer to both of our families, is smaller and has very sentimental value to us all. Unfortunately the SO agreement does not allow us to rent it out, get a second mortgage on another property so our only option is to sell up.
We don't want to put any more money into this house nor lose much more than £10k as it then cuts into the equity on the inherited house.0 -

I think it's more about letting people know what the SO terms are, thus opening up a new market (I'm thinking outside the box here, as I do some housing work)
With SO, there's the big advantage of, for example, someone who can't get a mortgage but has £80k to put down, which could be someone newly divorced who ran into debt whilst married, for example.
I'd also have done the SO thing when I came back to the UK, as I had 2 young children and no UK credit history. If you can turn this round into a selling point rather than a barrier, you'll be in a better position to market to all, instead of a particular market. I had the deposit, as I'd worked in Moscow whilst at uni, but whilst strict lending criteria wasn't an issue then, it is now.You're not trying to sell the way you live, though, are you? You're trying to let people picture how they could live there....

This is the case for many people. My house is on the market, and I moved our cars from the outside, as whilst we could afford to own them, we don't. If I were you, I'd move the camera closer for the pictures, as I don't like the look of the parking.💙💛 💔0 -
Thanks everyone for your feedback. We've taken all of the comments on board and taken new pictures today after decluttering and including some extra rooms.
I've also enquired to the HA regarding selling it as full ownership rather than a shared ownership so fingers crossed that interest picks up soon.0 -
it has to be price and/or shared ownership putting people off.
I doubt dishcloths or scruffy grass prevent anyone but the most mentally unsound from viewing the place0
