Hi,
I'm just after some advice. My husband and I are selling our first home which is a shared ownership for £77,500 (50%) and expecting to get no less than £70,000. It's been on the market for almost 4 weeks and we've not had a viewing so far. One person arranged a viewing, messed us around a couple of times and haven't heard anything since.
It's a 4-bedroomed 3-storey townhouse built in 2006. The downstairs consists of a lounge, kitchen and toilet. The second floor has 2 good sized bedrooms, 1 small bedroom (study) and a main bathroom. The top floor is the master bedroom with en-suite. We have a double drive and back garden with small patio area.
These are the pictures.







I'd like some constructive criticism/ feedback to try and understand what might be putting people off, other than it being shared ownership of course!

Duh!! Sorry, forgot that. I don't really want to post the link as it shows my full address but it is in Barwell (Leicestershire). The same house down the road has been selling theirs for a year. First of all it was on the market for £170,000 and then reduced it in March to £160,000. They don't have a drive and have to park on the road.
We bought it for £81,500 in 2007 and is currently valued at £160,000 resulting in our share being worth £80,000.0 -

Just so you know, I found your house in about two minutes searching on RM. And that was without knowing your town. So having the link here isn't going to make that much difference to someone wanting to find it.
Get a floorplan added to your listing, I don't even look at houses without them.
Lack of a proper shower in the main bathroom puts me off. I know there's one in the ensuite (ETA: from pics on the full listing) but I would want them in both. Presentation isn't brilliant but not terrible either. Although the back garden needs some love, even just some cheap summer plants in the bed along the fence to brighten it up a bit.
With a neighbour house down to roughly the same price but been on the market for a year, all indicators point to the price is too high.0 -
All I can do is comment on the pictures not knowing any other details about where it is so with my buyers hat well and truly on, here it is:
The SO aspect would put me off - can it be purchased 100%?
Front - looks neat and tidy
Lounge - don't like the colour - can you paint the orange wall a neutral colour? Also the sofa right next to the TV would make me think there wasn't a massive amount of room (despite the corner sofa). Could you re-jig the furniture or rehome the small sofa until you move?
Kitchen is OK but it looks like the typical cheapo units that house builders put in - could you put some better handles on which would make it look a bit higher spec?
Pink bedroom - again, could you paint to a neutral colour?
Bathroom OK
Main bedroom - the trailing cables in front of the window would make me think there aren't enough plug sockets - just unplug and hide for pics/viewings?
Garden looks at bit bland - pots with some nice bedding plants that you could take with you when you move?
What about the other 2 bedrooms?
I'm just being picky really and would view it even with above points as it's pretty much a blank canvas and actually well presented, but FTB's who are likely to be your target market with it being SO sometimes need to be shown clearly how they could live there.

Thank you. I thought it would be easy to find if people wanted toMy concern has been the price. Our bottom line is £70k and I worry that if I put it on for that, we're going to get offers of £65k.

Thank you. Yes, there is an option to buy it as 100%. Should we advertise it as both?
The other 2 bedrooms are not used. They have magnolia walls and no carpets, just floorboards so the EA didn't take photographs. We agreed that if it compromises an offer, then we'd offer to either have flooring done for them before moving in to their taste or reduce the price to accommodate them having to do it.
We're selling as we've inherited another house closer to family so we're not really looking for a profit but not too much of a loss either.0 -
Yes, I would definitely advertised it as both SO and option to purchase 100% as you could be putting off a number of prospective purchasers.
Fair play re other bedrooms, but in that case a floor plan is a must.0 -
I would say shared ownership would put some buyers off, also boxes on fridge says not enough storage.
The only other things I would do is paint over the bright colours and the estate agents garden photo shows algae on the fence which makes the garden unattractive.0 -

Thank you. The boxes on fridge is the sort of thing I would never have (and obviously didn't!) considered for the photographs. The garden image has just been updated today so am hoping it may be an overnight upload before they appear on the likes of RightMove, Zoopla etc.0 -
