selling house advice please

I'm selling my house

Its priced at 465 k

Its been on the market since for just over 5 weeks , I have had the following viewings:

week 1 - 3 viewings
Week 2 - 2 (1 cancelled)
Week 3 - 1
Week 4 -0
Week 5 - 0 (1 cancelled)

I get about 98 people viewing my property each week (according to right move data - and have green arrows).

I am priced at the same price as a house of a similar size/ condition sold for in Sept 12 ( i have been told property prices have risen since then)

Estate agents have taken great pictures- I dont kwno what its like to 'view' through them

so my current thoughts are .. should i
A - wait a bit longer
B - change agents
C - drop the price - and if so what to?
D- other

Advice support appriciated :)

edited - house price.. after reading robbos response and thinking WTH.. then I read my inital post and realised how worng I'd got the price .. I'm in south london - the pictures look as good as they could - house is neutral - dont want to link to it on here - as I will get loads of RM clicks- and be all optomistic for no reason!

    Have you had any offers? I'd say maybe drop to £140k. if you post the link people are great at giving advice on here.

    Sorry, but without knowing more about the property it is impossible to give meaningful advice. It may be down to price, or it may be some other factor which isn't apparent without seeing the property and it's location.

    You could get a friend to do a 'test' viewing to see what the EA is like.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    Really need photos,postcode etc. could you not just post "stills" from the RM site?

    Nice house but i would rather die than pay near half a million pounds for it when they are under 200k here..The photos look good but i do not know the market in your area..So good luck
    And to me it is a three bed..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    you're on a contract with the agents so can't change yet

    as you appear to have deleted posts carrying further info there is no point in commenting on any other option for the reason given by #4 and #5

    no one can tell you how much to reduce the price to when we have no idea what you are selling or how it compares, all in all therefore this thread is pointless
