Bellway Won't Negotiate...bizarre excuses!

I don't understand your point. Yes I asked for a part ex offer and although they offered me what mine was worth, they refused to discuss ANYTHING off their house, or carpets etc. Are you trying to say I'm wrong to ask to negotiate. If you are, then you've a lot to learn about money saving!
To the other person who says 5 per cent is max you can get, or its got to be declared....New build is overpriced by the builder to make allowance for customers to knock them down. I can't accept 5 off asking price or equivalent in incentives is all you can get.0 -

I went to Bellway for a part exchange initially, like yours, they refused to negotiate off their house.
What I did then was decided NOT to go with part exchange. Instead, will let out my current home and buy straight off Bellway since I can afford the deposit without selling my current home.
And guess what, Bellway willing to do the following:
1. 10% off the initial price (38k off)
2. Upgrade of kitchen cabinet
3. Free tiling to downstairs area
4. Upgrade of tiling of bathrooms/en suite
5. Carpets in all rooms and living area
6. Build in wardrobe to Room 1 and 2 included
Of course all this was declared to the mortgage provider and solicitor. No problem in valuation as well. In fact, valuation came in 10k more than our paying price.
Because I have saved so much, I can contemplate selling my current home out at a price more competitive, instead of letting out.
If you don't need the part exchange, you're better off without it.0 -

I'm fully aware of how property developers market their properties, and the tricks they use to maintain the public perception of their value. That includes the fact that they didn't offer you what your yours is worth. More than likely they'll sell it for less. As the new property you are considering purchasing is over priced.0 -
I didnt mean that 5% was the max value of discount, or incentives.5% is the limit that valuers use before they start adjusting prices of properties, as in essence the deal is changing.
Developers would always prefer to go down the incentives route, as it costs them less. That is as long as they havnt passed a certain build stage.0 -
No I'm not. It's something of a rule for me but I don't buy anything of value unless the seller negotiates on it. I'm going to sell private and I've told them that, but hasn't altered their stance.
I love stubbornness, i dislike the arrogance of a house builder that has hard negotiated the costs of every single aspect of its construction, but take um-bridge at someone trying the same back.
Oh well, maybe they feel they have pitched their properties correctly for the market place and will sell whatever.0
