The house is way off being marketable IMO
Its little things really but they have an impact dont they? Things like Kitchen sockets, door handles, back door has a crack in the window, bathroom needs a re-grout. Oh and we have a really hard to reach part f the house that need painting, god knows how i'm going to do that!
Nothing a couple of weekends shouldn't be able to sort out.0 -

Well done for recognising the things that need doing and getting down to them, it may be worth you getting an EA round for a valuation and explain you plan to do these things and ask if there are other things you should tackle. A fresh pair of eyes is often useful!0 -
We have had one visit so far from an EA, he has suggested we list it at £130k expect to sell for £125k So this is good news
I have another one coming today & I plan on getting at least one other also. I was however surprised at the quoted fee, it was a fixed rate which worked out at 1.4% if it sold for £125k The salesman, sorry Estate agent! pretty much said this was non-negotiable too.0 -

Another agent, another flat fee, that works out at a higher percentage than I was wanting. Will see one more before I pair them off with each other!0

gosh, I have always negotiated with EAs both for selling and for letting properties.
Everything is negotiable, if they don't want to negotiate then they don't want your buisness.
Try the non national agents, my findings have always been that the independents are keener for your buisness and work harder for you. I changed my letting agents after they sold our from independent to a national chain and their service plummeted and prices rose!0 -
Third EA over today, this one was recommended by a friend in the 'business'
I feel much happier with this one now & we have our 1%
House should go on this week all thing being well, we also have found a house within budget that ticks most of the boxes. We have a second viewing on this on Monday, so may make an offer!0
