what should a letting agency offer?

    My god don't complain about that. Our last house was rented and the agents came round every 3 months which was a pain as someone always had to be in. The house was always immaculate so I never understood why they had to do it EVERY 3 months. Pain in the !!!!!

    I once upset a human resources girl at a property management job interview. I tried to suggest that once a tenant has established some track record that sort of thing should become less necessary - if you're constantly arranging inspections it reminds the tenants that they're tenants and will be a niggling thing in the back of the mind that might encourage them to move. She was also horrified by the idea that you might ask maintenance people if the place looks OK when they go round to do something (eg: gas check, repair a cistern, etc.)
    IANAL etc.

    They only really need to come round (or send someone round) to do utility safety checks, which might only be once a year :)

    But it depends on what package the landlord is on, they might just have been hired to find a tenant, in which case the maintenance etc is up to the landlord.

    If the house isn't OK or things need doing, contact the agency. Hardly a big deal is it.
    Agency I use have only contacted me once in 8 months to do a quick inspection, that's it.
    Suits me down to the ground.
    On the one occasion something needed doing, I rang them and got is sorted.
    Not sure what your issue is really.

    I don't know, I can't actually read the contract your landlord signed with them from here!

    Why are you asking? Why do you want nosey agents knocking on the door demanding to look around your home and find fault with the way you are living there. If you have a repair or maintenance issue, ring them, or better still, report in writing, but otherwise, think yourself lucky they leave you in peace!

    Hi,

    Im a lettings agent so I may be able to help here.
    It depends on what service your agent is providing.
    Do they manage the property or just collect the rent?
    Generally its a case of if something needs doing you ask. Maintenance is down to yourselves. HOWEVER if it is something structural or something has gone awry in the house(such as the cooker has stopped working) then give them a call. There are legal requirements, such as if you have GAS you need that doing every year and should have a certificate.
    They should be doing property visits, say once every three months depending what the landlord wants.

    They're such lovely people they just pop round nilly willy whenever they have a bored moment to fill.

    Would you really want them to be bothering you all the time?

    If there is something wrong at the property or you feel that something isn't "OK", then report it to the LA. If you wait for them to ask you'll be waiting a very long time!

    Thing is, if agencies did ring their tenants all the time, they'd be snowed under with stupid little complaints
