Gas cert???
Electrics cert???

Anything else?

    EPC - yes. Although how useful is this?

    Gas and Elec cert - no. Although they'll find it easier to sell if they do.

    Planning permission and building regs - technically no. But no-one will lend you a mortgage on the property without them.

    Fixtures and fittings and property info form - maybe.

    Simple answer, employ a good conveyancing solicitor and once they're happy with all the documentation, don't worry.
