To pay or not to pay off mortgage if wish to buy another property

We have a property at the moment and have the ability to pay off the mortgage. We wish to move in the future, but have not decided whether to sell or rent the current property. We have cash for a deposit.
The question is: are you looked on more favourably by a lender if you are paying a current mortgage or if you own a property? Does it make a difference.
Any advice greatly received
