How do you cost an extension?

I'm hopefully completing in two weeks, and I want to double the width of my kitchen, it runs along the back left of the house and there is land at the side. I thought about continuing the extension to nearer the front of the house to make a utility and maybe study.
It won't be that big but have no idea what is a good quote or being ripped off.
The size of the kitchen is 5.18x 1.52 I'd like it to be 5.18 x 3-3.5
The utility would be approx 2.5 x 1.5/2
The study would be 2.5 x 1.5/2

Be careful of people who give you a price per m2.
Get a listed breakdown of what's included and not also agree a finish or be prepared for it not meeting your standards.0 -
I don't know what this counts as but it needs to have plumbing and electrics in kitchen and utility, just electrics in study, plastered in utility and study, kitchen I want fully fitted.

My figure is a rough one for the build, 2nd fix on top of that.

We've just had a 45m2 extension built, internal refurb to one room in the old house, including a new kitchen fitted and it cost is £56k. However, we can live in it now but I would reckon another £2k required to completely finish it (mainly some v expensive fire doors! Odd sizes to fit an old house and glazed is required). Then about £5k of landscaping required but that will have to wait a year or so. This is Oxon/Glos border.0

What you are best off doing is looking at local builders a good place is a local builders merchant you generally can get honest feedback. If you let me know where you are I am sure I can give you some contacts (no recommendations)
With pricing it is always going to be difficult to give a pricing. For example if you wanted a block, block construction with a sand cement render vs a block, celcon Stone construction your taking a million miles apart. Its not always as expensive as you first think. Speak with local people who trade in that market place and they will be able to give you the best advise.
Breakdown exactly what you want though and don't be afraid of asking questions if it looks expensive or your not sure ask and don't be afraid of asking to purchase your own items, if you want.0 -

My first thought when I read that was oh my god, but were looking roughly 15m2-17m2 although may not go ahead with the study area and have it 12 m2 for kitchen plus utility.
I'd buy the kitchen from ikea or similar and have it fitted.
I'm in south Manchester, and I have no idea when it comes to bricks, block, stone I feel lost.
It's not like we need it done tomorrow, I'll have to save up to get it done but I want an idea in my head because I have some money put by and I'll be able to work out when I CAN have it done.0 -
