What dates to enter for S21B notice?

Hi I am looking for advice on filling in a s21b eviction notice for my tenant. My tenants are coming to the end of their fixed term on 25th of Aug. It began on 26th Aug last year. the rent is paid one month in advance on the 5th of every month. My question is what dates must I enter. Is it the contract dates or when rent is paid? Also what is the date of expiry of this notice that must be entered. I am really confused and want to get this right. I would be very grateful if anyone could offer me some advice asap. thanks

    Join a reputable landlords association. That's the best advice you will get.

    I agree that joining a LL's association is probably the best thing to do to minimise the risk of getting it wrong. The fees are tax deductible.

    NB. Rent due date is irrelevant. Tenancy periods are relevant once out of the fixed term, and on your information they run 26th - 25th.

    Any date
    a) 2 or more calender months after service (not posting!)
    and
    b) on or after the last date of the contract (ie 25/8/13)

    Also, BEFORE you issue your S21, did tenant pay a deposit?

    Did you protect this in a deposit scheme AND provide the tenant with the full prescribed information and T&Cs from that scheme within 30 days of receiving the deposit funds?

    Failure to do this means any S21 you issue will be invalid.
