Buying a HMO

Hello
We are currently looking to move house and have found something we like online. Before we go and look at it I'm hoping someone might be able to give me some advice!
The house is currently a HMO, it's in really good nick but we would want it as a family home. If we ever got to the stage of making an offer can you stipulate that the property has to be vacant before you exchange contracts? I wouldn't be happy at having to deal with other people's tenants especially if they don't move out at the end of their notice period!
