It's crazy to go for Offers Over the SD threshold, and doubly crazy to go Offers Over the HR valuation. The HR valuation will determine what buyers can borrow, so unless a buyer with cash in hand to put the extra over £125k plus the SD into the pot comes along, you're unlikely to sell ....
If you do choose to reduce below HR, add a headline to your listing "£nnnn below HR valuation"
For those saying "must be on Rightmove", consider this - in Aberdeen, RM has 19 properties listed. The local solicitor network has almost 700. If the OP is in this area, why would they need RM? Who's looking at it?0 -
